30 Temple Street now reports over 90% occupancy

(Nashua, NH)- National real estate company R.J. Finlay & Co. is pleased to announce its purchase of 106-130 Main Street, Nashua, NH and 8-12 Temple Street, Nashua, NH from Triangle Credit Union on February 18, 2016 for approximately $2,000,000.

In connection with the transaction, Triangle Credit Union will relocate their management team to the approximately 18,724 SF 7^th floor at 30 Temple Street. The Triangle Branch is already located on the 2^nd floor of 30 Temple Street. With the move, Triangle Credit Union will become the largest tenant at the newly revitalized landmark 30 Temple Street (formerly known as Indian Head Plaza).

R.J. Finlay & Co. acquired 30 Temple Street, Nashua, NH and the parking lot at 4 Church St, Nashua, NH in June 2011 for $4,300,000. At the time of acquisition, 30 Temple Street had significant deferred maintenance, needed capital improvements and occupancy was approximately 17%.

R.J. Finlay & Co. relocated its corporate headquarters to 30 Temple and has been a strong advocate of the revitalization of the downtown area, supporting Chamber of Commerce and City initiatives and donating to the Nashua Soup Kitchen & Shelter, the Nashua Senior Center, the Nashua Boys & Girls Club, the Child Advocacy Center, Veterans Count, City Arts Nashua, and many other local nonprofit organizations.

Finlay has spent millions of dollars improving 30 Temple Street, including most notably; returning the covered parking garage to service and repairing the upper parking deck; replacing all 3 elevators; completing numerous build outs for long term tenants; adding the Seedling Café as a tenant and building amenity; and replacing the cooling tower and other HVAC improvements.

30 Temple Street has been an enthusiastic supporter of the Nashua Arts community, serving as a free gallery for local artists to display their work, hosting Art Walk and the Meri Goyette Sculpture Symposium each year, and providing a home to the Nashua Area Artists Association, which receives a rent concession from the building.

With the lease of the 7^th floor to Triangle Credit Union, 30 Temple Street is now over 90% occupied. There are a few remaining spaces for lease. Tenants include several law firms, myriad software and tech companies utilizing the building’s built in fiber optic data networks, nonprofit organizations, and a variety of other businesses.
